Rent is always due on the 1st of each month and considered late after the first. Per the rental agreement, late fees can be charged if not received on time.

For non-emergency maintenance request you may do any of the following: submit online through your tenant portal, or email the Property Manager -, or call the office in Santa Monica 323-400-4297. In the event of a life threatening emergency, always dial 911. For after hours emergency call 323-400-4297 ext 5.

Log in to your online tenant portal and complete a maintenance request, or email the Property Manager-, or call 323-400-4297

For life threatening emergencies, dial 911. A building/unit emergency would include: broken pipes, leaks/water overflowing, a fire (after fire department has been notified), parking gate won't open. If there is a power outage, check the basics first - Did any of the switches get tripped in the breaker box? Is the power out in the building and/or area? If so call your utility provider for a status update. Also, if you smell Gas call the Gas Company immediately and they will send a field rep out immediately at no charge to you.

If you have been locked out of your home, please call a locksmith to open the door. We suggest Edan from Smitty’s Locksmith 24/7 @ (310) 274-5526. Or, during business hours you can come to our office and obtain a key with your driver’s license, which you will leave with us as collateral, and pick it up once you bring back the master key.
